How We Research This Site: Sources and Methodology

This site publishes cost information and installation guidance for Tennessee. It is worth being explicit about where the numbers come from and what they are not.

Where the housing figures come from

Every city page opens on that city’s own housing data — median year built, share of the stock predating 1940, total housing units — from the American Community Survey 2024 5-year estimates, tables B25035, B25034 and B01003. They are that city’s figures, not a state average applied to ten pages. Knoxville’s median is 1974 and Murfreesboro’s is 2002, and a state average would hide both.

Where the technical figures come from

The crawl space humidity target (below 55%), the wood moisture content at which floors cup (around 19%), and the fact that a felt vapor retarder under the flooring does not prevent cupping are the figures published by moisture-control and flooring specialists working in this climate. They are specific to houses over crawl spaces in a humid subtropical state.

Where the cost ranges come from

The installed ranges are published price bands for materials and labor, presented as ranges because a single number would be false precision. The estimator applies a regional multiplier to labor only — material is a national commodity and costs about the same in Jackson as in Franklin, while the labor genuinely does not.

Everything here is a planning estimate. It is not a quote, nobody has seen your house, and the difference between an estimate and a quote is a person standing in the room.
