Vented or Sealed? Tennessee Crawl Spaces and Your Floor
Tennessee building practice has moved from venting crawl spaces to sealing them, which means two houses on the same street can behave completely differently under the floor.
The old way and the new way
For decades crawl spaces were built vented, on the theory that outside air would carry moisture away. In a humid climate that logic runs backwards for much of the year: warm humid outdoor air enters a cool crawl space, hits surfaces below its dew point, and condenses. You have installed a moisture generator under the house.
Sealed and conditioned crawl spaces close the vents, put a barrier over the ground and up the walls, and control humidity mechanically. Newer Tennessee construction often does this from the start. Older housing almost never does.
How to tell which you have
- Open vents around the foundation perimeter mean vented.
- Bare earth or a loose sheet of plastic under the house means the ground is still contributing moisture.
- Rust on duct straps, damp insulation falling out of the joists, or a musty smell in the house on humid days all point the same direction.
- A hygrometer over a week gives you the actual answer.
What encapsulation involves
A reinforced liner across the ground and up the piers and walls, sealed at the seams; vents closed; rim joists sealed and insulated; and a dehumidifier sized for the volume. It is a real project with a real price, and it is worth pricing before you spend on hardwood rather than after you have watched hardwood fail.
The order that saves money
- Water management outside — grading, gutters, downspout extensions.
- Crawl space: barrier, sealing, dehumidification.
- Let the house dry and the existing floor respond.
- Then buy the floor.
Reversing steps 2 and 4 is the most common expensive sequence in Tennessee flooring.
Common questions
Will a dehumidifier alone do it?
Not over bare earth or with vents open — it will run continuously and lose. The barrier and the sealing are what make the dehumidifier’s job finite.
Does this matter for vinyl plank or tile?
Less for the floor covering itself, but the joists, subfloor and ductwork under it are still wood and metal in humid air. A wet crawl space is a house problem before it is a floor problem.
