Luxury Vinyl Plank Flooring in Tennessee: Costs, Where It Works, Where It Doesn't
Luxury vinyl plank is the most-installed residential floor in the United States today. In Tennessee it earns that position for a specific reason: it is the only mainstream floor that does not care what the crawl space is doing.
Why LVP suits a crawl space state
Rigid-core luxury vinyl plank is not a wood product. There is no cellulose in the core to absorb moisture from below, so the mechanism that cups hardwood in a Tennessee July simply does not act on it. Over a damp crawl space, over a slab, over an existing floor that is flat but tired, it stays flat.
That is not a reason to skip the crawl space work. A wet crawl still rots joists, still feeds mold, and still shows up as a smell in the house. LVP means the floor covering survives the problem; it does not mean the problem is solved.
Rigid core, and why the distinction matters
The category is broad and the cheap end of it behaves nothing like the good end.
- SPC (stone-plastic composite) — dense, rigid, dimensionally stable in heat. The default choice for a Tennessee house with big south-facing glass, because it moves least when a room gets hot.
- WPC (wood-plastic composite) — softer underfoot and warmer, slightly more movement. Comfortable in bedrooms and living rooms.
- Flexible glue-down LVT — thin, telegraphs every ridge in the subfloor, and needs a genuinely flat surface. It is the right product in some commercial settings and the wrong one in most houses.
The number that actually predicts how a plank holds up is the wear layer, measured in mils. Six mil is a rental-turn floor. Twelve mil to twenty mil is a floor for a household with a dog and children. The decorative layer is a printed film — once the wear layer is through, there is nothing underneath to refinish.
Heat, sun and the gap at the wall
The one genuine failure mode for LVP in this state is thermal, not moisture. A floating floor expands when it warms, and a room with unshaded southern or western glass gets hot in a Tennessee afternoon. If the installer ran the planks tight to the baseboard with no expansion gap, the floor has nowhere to go and it peaks or separates at the seams. Every manufacturer specifies a perimeter gap; it is a five-minute detail that causes a large share of the callbacks.
What it costs
Installed luxury vinyl plank in Tennessee generally runs $2 to $12 per square foot including labor. Below about $3 you are usually looking at a thin wear layer and a flexible core, which is a false economy anywhere the floor will actually be walked on. Subfloor preparation is the line item that moves the number most: a slab that needs grinding and levelling can add more than the flooring itself.

Where LVP is the wrong choice
- A house being renovated to sell at the top of the market. Appraisers and buyers still separate real wood from vinyl, and in the older Nashville and Memphis neighborhoods where original hardwood is expected, vinyl reads as a downgrade.
- Over an unprepared, uneven subfloor. Rigid core bridges small defects and telegraphs large ones. Every dip becomes a hollow spot you hear underfoot.
- Wherever original hardwood is already there and salvageable. Refinishing an existing floor is usually cheaper than covering it, and covering it destroys the thing that made the house worth more.
Can luxury vinyl plank go straight over a crawl space subfloor?
Over the plywood or OSB subfloor, yes, provided the subfloor is sound, dry and flat. Vinyl is unaffected by the humidity beneath it, but it will not fix a soft or delaminated subfloor and it will not stop a wet crawl space from damaging the framing. Check the subfloor from below first.
Is LVP waterproof or water-resistant?
The plank itself is waterproof. The installation is not. Water that reaches the seams sits on the subfloor underneath and stays there, and a rigid-core floating floor is very good at hiding it. Treat a leak under LVP as urgent even though the surface looks fine.
Does LVP work with underfloor heating?
Usually, within a temperature limit that is normally around 85 °F at the floor surface. Check the specific product, and never let a thermostat cycle it hard — repeated fast heating is what opens seams.
